Mortgage recast question
Hello, Im trying to make my monthly mortgage payment more affordable. Right now I have an interest rate of 4.125%, my house was bought in 2015 for $394,000. There is $287,000 remaining on the property. Right now I pay 2,200$ monthly for my mortgage payment which is my biggest expense. Im wondering if I can recast my loan, keep the same interest rate and say contribute another 25,000$ to the mortgage balance. So the remaining balance would be $262,000. If this would be reasonable strategy if this is going to be my long term residence? Or is there something else I should consider. Why Im grateful to have gotten started in a turbulent market.
Real estate had a pretty aggressive bull run from 2009-2019. Unfortunately I was too busy messing around in elementary school to take advantage of the low interest rate environment and agressive appreciation. What took me a while to realize is a difficult purchasing environment is actually a great time to get started. My underwriting has to be tight. Deals have to be so strong that they cash flow at the higher interest rates. I know people that over levered during that decade of a bull run and are now facing serious consequences with assets not cash flow at the new debt service. Getting a HELOC?
I have a duplex that I bought about ten years ago in SoCal with a 4 percent interest rate. I live in one side and have good tenants who pay below market for their unit but basically pay the mortgage on the other side. My house has tripled in value since I bought it and Im considering taking out a HELOC for $150k for an ADU garage conversion. The ADU could rent for about $2k a month and the payments for the HELOC would be about $1600/month (its a 15 year term with about 10 APR at the moment the prime plus 1.75.) Concerns I have about this deal are that construction costs have tripled in the last 5 years and my income has stagnated, so I would be very dependent on the rental income to make my now $3k+ housing payment. I also worry SoCal is in a weird bubble that may burst for both rentals and homes (considering the current film business contraction, concerns about the insurance market, exorbitant prices, etc.) After being a landlord for 10 years, I know its not the faint of heart

I'm evaluating iShares iBonds ETFs with fixed maturity. Looking at an earlier example of such an ETF, iShares iBonds Dec 2023 Term Treasury ETF (IBTD), the value of the ETF declined as it approached maturity, such that its final price was lower than its initial price: https://www.investing.com/etfs/ibtd-holdings Is this the case because this was (as far as I can tell) a distributing ETF, and as such the NAV reflects only the value subject to interest rates? From my understanding, an accumulating fixed-maturity bonds ETF's NAV should increase in value as it nears its maturity, i.e. when its bonds mature (excluding defaults) and transition to cash. Therefore, you should get your full principal + interest if you hold to maturity. This effect should negate any earlier NAV fluctuations due to interest rate variations. In other words, if IBTD had been an accumulating ETF, would its value have increased above the initial price as it approached maturity in December 2023, ultimately

Trading based on narratives, thoughts?
So I am 30 years old, and my options trading performance has been poor up until this point. I realized that I was gambling instead of just trading. After losing quite a bit of money, I took a break from trading and reflected on my past trades. I am starting to understand when to trade vs when to not. I have studied what ratecut means, economic data, narratives etc. For example, beginning of this year we expected 5 rate cuts and the market was going to ATHs. So this was the time to get calls. Now we will be lucky to get 2 rate cuts because inflation data is hot. I didnt realize this stuff at the start of the year so i didnt really play with size or I really didnt know what I was doing. Now that the economic data is hot, we probably chop until fed Pivot. Same with Covid, when feds cut rate, I was still shorting the market despite the feds injection trillions of dollars into the economy. Was obvious looking back. Builder owns lending company?
A builder accepted my offer for a townhome, but only if I use the lender that he also owns. This seems like a conflict of interest to me. And I can imagine getting screwed in multiple ways. Like, lets say the asking price is $500k but it only appraises out to $490k. But since he owns both companies, he could just hire his friend to appraise it at $500k.
